I have a feeling the rental/Aviva thing is more about losing the huge cash spend when in the place. I did think 26k was a tad implausible for the Oval. It has probably been mentioned somewhere on the site but is the December start date for the redevelopment set in stone or is there flexibility built in? Not getting ahead of myself but an HEC home q/f is a serious possibility everything considered...if the December/Jan start is fixed we'll have to ...

Giving it to Paddy as he was spot on off the tee, inventive in attack, sound in defence & interestingly seemed to play to a no kick game plan in open play. Considering the worries on here about 10, myself included, that performance just sneaks it.
